Car dealership site plan up for review

Developer seeks approval to build 64,676-square-foot building off Hamilton-Mason Road.

A car dealership could be headed for a high-profile site just off Hamilton-Mason Road and I-75 in Liberty Twp.

Core Resources Inc., an Anderson Twp. developer and construction management firm, next week is seeking the approval of the Liberty Twp. Zoning Commission for the 64,676-square-foot building, planned for four parcels between 7628 and 7650 Hamilton-Mason Road.

Plans for the site are up for review during the Tuesday, April 1 meeting because the township last year created overlay districts, which include new development regulations for hundreds of acres between Princeton Road to the north and Hamilton-Mason Road to the south, Yankee Road to the west and Cox Road to the east.

Montgomery and Beechmont Ford president Mark Williams used limited liability company Jomachlo-Liberty to purchase 43 acres of land off Hamilton-Mason Road and I-75 between September 2005 and May 2006. In total, Jomachlo-Liberty spent more than $5.3 million to purchase the 10 properties, according to Butler County Auditor's Office records.

Officials with Core Resources and the Ford dealerships could not be reached for comment.

If the zoning commission grants approval, the next step for the developer would be to apply for building permits, said Andrew Meyer, the township's senior zoning coordinator/planner.

However, a report indicates the township's zoning staff recommends the commission should deny or table the request "based on 21 outstanding items needed to complete a proper review."

Also at the meeting, Brandicorp is requesting the approval of changes to all four facades of a 7,700-square-foot retail building at 6862 Liberty Plaza Drive, just north of the Cincinnati-Dayton Road and Yankee Road intersection.

In addition, G. Davis CCM is seeking to expand plans for a new proposed daycare building on the south side of Stumpf Lane for All About Kids from 6,000 square feet to 8,500 square feet.

The zoning commission's busy slate also includes a request for Hutsenpiller Contractors to build a 14,061-square-foot office building at 7130 Office Park Drive, which is located between Liberty Office Park and Liberty Towne Centre. The site was previously approved for a 5,000-square-foot building, Meyer said.

"So everybody wants bigger," he said.
